We have had an incredible wet summer this year in Colorado far exceeding our normal amounts of rainfall in most of the State. 

June through September are the months when mosquitos are most active in the Rocky Mountain Region.  Lately, with standing water, it is hard to venture outside for only a few minutes and avoid the swarms of mosquitos. 

Most mosquitos are searching for their fresh bloody meals in the late afternoon and early evening.  They rest during the daytime in cool places and come out for a hearty dinner of our blood just before nightfall.

Weather permitting, you should wear long sleeves, long pants, socks and shoes.  Mosquitos can bite through thin clothing but have difficulty biting through blue jeans and sweatshirts.  
Insect repellants containing 10% to 30% DEET (N, N-diethyl-methyl-meta-toluamide) should be used when you are outside for any prolonged duration. 

Make sure your backyard is not a breeding ground for mosquitos by:

Emptying all water holding containers in the backyard including bird baths
Keep the grass mowed short.
Keep the gutters cleaned out of all debris.
Cut back dense vegetation where mosquitos can hide out during the day.
Burn Citronella candles in the evening hours if you are going to be outdoors.  Of course, you should never leave an open flame unattended.

These are just a few things you can do to reduce the mosquito population in your area. 

Remember – mosquitos can cause West Nile Virus.  Symptoms typicall do not occur until 3 to 14 days after being bitten by an infected mosquito.  20% of those infected with West Nile Virus will suffer a debilitating illness.  Symptoms include fever, fatigue, head and body aches, rash and swollen lymph nodes.  Extreme symptoms include loss of vision, paralysis, coma, tremors, convulsions and may sometimes lead to death.

Stay healthy and prevent this from happening to you and your loved ones.

FAQ: How Does A Buyer’s Agent Get Paid?


Many times, when I am meeting buyers, they are confused about who pays their Realtor.  Many people are concerned that they will have to pay their Realtor, so instead, they call listing agents thinking that they will save money.

That is a myth.  Buyer’s Agents are almost always paid by the seller.  Even at new construction sites, the builder pays the agent’s commission.  

Many buyers will go to a new home community in search of a brand new home without Realtor representation.  They often think they will get a better deal if they leave their Realtor behind.  This is another myth.  In most cases, buyers are able to procure a much better deal WITH Realtor representation and most builders would rather that the buyer have a Realtor working on their behalf.

For Sale By Owners (FSBO’s) can sometimes be tricky.  Many times, sellers try to sell their home without the help of a Realtor because they think they can handle the legal documents on their own.  In some cases, FSBO’s will offer what’s called a coop to the buyer’s agent but many times they do not.  In this case, the buyer may be responsible to compensate their Realtor for representation.  And typically, the Buyer’s Agent ends up doing all of the work for both sides of the transaction since FSBO’s are NOT experts in the real estate industry. 

It is not a good idea to try to purchase a FSBO without the help of a licensed Realtor.  First, does the seller really know what their home is worth?  Will you be over-paying for the FSBO home?  Second, without the proper approved real estate contracts, are you exposing yourself legally by proceeding with this transaction?  Remember – approved real estate contracts are written to favor the buyer in all cases – not the seller.

Working with the Listing Agent to Purchase a Home.  Many buyers think that they will receive a better deal if they work solely with the listing agent on a home purchase.  Another MYTH! First, remember that the listing agent is working on behalf of the seller.  Second, the listing agreement the listing agent has with the seller is between them.  Just because you decide to forgo representation via a buyer’s agent does not mean that the seller is going to save thousands of dollars in commissions.  Instead, the listing agent is going to make more commission.  There are times when the listing agent offers to reduce their commission when they “bring the buyer”, but that is not a guarantee. 

If you are still confused about compensation for a Realtor working on your behalf, don’t be afraid to clarify this issue with your Realtor.  They can explain it clearly so there is never a doubt about your monetary responsibilities.

Colorado is one of those amazing states that actually offers a change in seasons and lots of scenery to go along with that.  It is very rare that I look west and am not blessed by the beauty before me with the huge expanse of the Rocky Mountains.  Yes we do have a few cloudy days where the mountains are not visible, but those days are few and far between. 




I have traveled into the Colorado mountains frequently and am always surprised to see the variety of wildlife enjoying the world around them.  I have seen the Rocky Mountain sheep with their curved horns, mountain lions lumbering along the boulders, beavers working hard to build their next dam, large elk protecting their herds, black bears looking for snacks before hibernation, coyotes singing their dinner celebration, red fluffy fox spying their next meal, great horned owls asking the ever ending question (Who Who), hawks soaring overhead to find that tasty little rodent morsel, and of course Rocky, my golden retriever.

I can easily be in the mountains within about an hour.  This isn’t all the way up in the mountains but this gets me to the Evergreen and Genesee area.  From there it is only about 30 minutes to Guanella Pass with an elevation of 11,600 feet above sea level.  Vail ski resort is just about another 30 minutes west on the other side of the Eisenhower tunnel where the weather can be night and day different on the west side than the east side.

My favorite season in Colorado is fall.  I love the crisp air and the beautiful changing leaves on the trees.  I always take time to head up into the mountains to capture the golden beauty.  This picture is from a recent leaf peaking trip where I was on scenery overload.  I took about 500 pictures in two days and love every one of them.

Being a California Girl, I do miss the surf and sand, but after 30 years, Colorful Colorado is starting to grow on me.  With over 300 days of sunshine every year, the climate is very tolerable.

And right now, I am proud to be a die hard Bronco fan!!!  We were so lucky to have Peyton Manning come to the Broncos a couple of years ago.  Between Peyton and John Elway, our team is demonstrating excellence at its best. 

So for this California Gal, Colorado is truly a wonderful place to call home!
